Bridge Loans for Boston and Massachusetts Investors
A bridge loan is short-term capital for when timing matters more than anything else. Typical cases are an acquisition with a hard closing date, a loan that's about to mature, or a partner who needs to be bought out now. Boston Trust Corp makes bridge loans on residential and commercial property across Boston and Massachusetts. We fund them from our own balance sheet, so the funding decision doesn't depend on anyone else. Bridge loans are one of our Massachusetts hard money loan programs.
Founded in 2000, Boston Trust Corp is led by Chris Anderson, who has been lending on Massachusetts real estate since 1998. In those 28 years he has funded more than $1 billion in loans secured by real estate. He grew up in Dorchester, and we still lend in the neighborhoods we know.
Who a bridge loan is for
Bridge loans fit investors and businesses who have a clear way out of the loan but need money before that exit is ready:
-
Buyers on a deadline. You've got a property under agreement and the seller won't wait for a bank.
-
Owners facing a maturity. An existing loan is coming due and the permanent refinance isn't ready yet.
-
Partners who need to split. One partner wants out, and the remaining owner needs capital to buy them out.
-
Brokers whose client's deal is at risk because the financing is moving too slowly.
How our bridge loans work
Our bridge loans are short-term and interest-only, which keeps carrying costs predictable while you work toward the exit. Loan-to-value typically runs 70–75%. Loan sizes run from $100,000 to $5,000,000.
We lend on value, not purchase price. If you negotiated a good price, we won't hold it against you. When the deal supports 70% LTV, we can finance up to 100% of the purchase price, subject to underwriting.
Every bridge loan needs an exit, and that's what we spend the most time on. The usual exits are:
-
a sale of the property,
-
a refinance into permanent debt once the asset is ready, or
-
the sale or refinance of another property you own.
Tell us which one is yours and how long it realistically takes. We'd rather size the loan to the real timeline than to the hopeful one.
Typical bridge loan uses
-
Time-sensitive acquisitions. You close on the seller's schedule and refinance or sell on yours.
-
Note payoffs and maturing debt. We pay off a loan that's due before it becomes a problem.
-
Partner buyouts. You keep the property and settle the partnership.
-
Repositioning. If the plan is to lease up and refinance a rental, see investment property loans.
If the plan includes a real renovation budget, a fix and flip loan with funded draws is usually a better fit. If you're building from the ground up, see our construction loans.
Recent Greater Boston closings include a $525,000 condo purchase in Stoneham (July 2026), underwritten in-house and funded with our own capital.
Why a direct lender matters on a bridge loan
We don't broker. We don't sell. We are the money. With a bridge loan, the one thing you can't afford is a lender who changes the terms or misses the date. That's why it matters who actually holds the money.
-
Our own capital. When Boston Trust issues a commitment, we fund it from our own capital, with no outside investor approval.
-
No committee. Decisions are made in-house by people who know Boston property values block by block.
-
Written terms up front. Our written term sheet spells out the terms up front, so there are no surprises at closing.
-
Tested through four market cycles. Chris has lent through the dot-com downturn, the 2008 financial crisis, COVID-19 and today's rate environment.
