Massachusetts Fix and Flip Loans: Purchase Plus Rehab

A flip makes money in two places: when you buy and when you sell. In between, the financing has to keep up with the work. Boston Trust Corp makes fix and flip loans that cover both the acquisition and the renovation of an existing building. The rehab budget is funded and paid out in scheduled draws as the work gets done. We underwrite the plan, the budget and the exit, not just the file.

We don't broker. We don't sell. We are the money. We're a direct hard money lender in Massachusetts: we fund every loan with our own capital and keep it on our books. The people who approve your loan also release your draws.

Who our fix and flip loans are for
This program is built for experienced investors who buy an existing property that needs work, improve it, and sell it. It covers:

Single-family flips, from cosmetic updates to full gut renovations
Two-family, three-family and mid-size multifamily renovations
Condo conversions of existing buildings, where you buy a building and convert it into units for sale
Value-add resales, where you fix a property that's underperforming and sell it at its improved value
Brokers with rehab clients are welcome. We protect the relationship, and broker fees are paid at the closing table.

These are business-purpose loans to investors and their companies. They aren't for renovating a home you live in.

How our fix and flip loans work
One loan for the purchase and the rehab. We finance the acquisition, and the renovation budget is funded as part of the loan. You don't need to arrange separate financing for the work.

Scheduled draws. The rehab funds are released in draws as each stage of work is completed. When you're ready, you submit a draw request through the Borrower Services section of our site. We schedule the inspection around your project and release the funds.

Leverage. Leverage is set deal by deal, based on the property and the plan. Because we lend on value, not purchase price, a well-bought property works in your favor. When the deal supports 70% LTV, we can finance up to 100% of the purchase price, subject to underwriting.

We underwrite the exit. Before we commit, we want to know three things. What will the property sell for when it's finished? How long will the work really take? Is the budget enough to get there? We underwrite the building, the block and the resale market.

Typical fix and flip deals
Buying a dated single-family home, renovating it and selling it
Converting an existing multifamily building into condominiums
Value-add renovations on two- and three-family homes
Buying a distressed property, rehabbing it and selling it
One recent example: in August 2026 we funded a $328,000 single-family fix & flip in Taunton, underwritten in-house and funded with our own capital.

Is the project a teardown, a ground-up build, or an addition that needs full building permits? Our construction loans are structured for that. Planning to keep the property as a rental after the rehab? See investment property loans. Need short-term capital with no renovation budget? Look at bridge loans.

Why a direct lender matters on a flip
We don't broker. We don't sell. We are the money. On a flip, your profit gets eaten by days on the calendar. Every week you wait for a closing or a draw costs you interest, and it can cost you your crew.

Fast decisions. Most borrowers get a preliminary answer on the first call, written terms follow within 24 hours, and we close in 3–10 days.
Draws without the runaround. Draw requests go straight to our servicing desk, and inspections are scheduled around your project.
Lenders who have done it. Chris Anderson bought his first investment property at 21. Founded in 2000, Boston Trust Corp is led by Chris, who has been lending on Massachusetts real estate since 1998. In those 28 years he has funded more than $1 billion in loans secured by real estate.
Terms in writing, up front. Our written term sheet spells out the terms up front, so there are no surprises at closing.
From application to closing
Run the numbers. Start with the Fix & Flip model in our free Deal Analyzer. It calculates profit, cash required and return on cash.
Apply. Fill in the one-page application with the address, purchase price, loan amount and your plan. You don't need documents to apply, and we don't pull credit to apply.
Talk to a decision-maker. Walk us through the scope and the budget.
Written terms within 24 hours. You get a formal term sheet covering the purchase and the rehab budget.
Diligence and closing. We review title, valuation and public records. We work to your closing date, and funds wire at the table. Most loans close in 3–10 days.
Renovate and draw. You request draws as each stage is completed, until the project is done.

Fix and flip loan FAQ
Do you finance the renovation, or just the purchase? Both. The rehab budget is funded as part of the loan and released in scheduled draws as work is completed.

How much can I borrow on a flip? Loans range from $100,000 to $5,000,000, and leverage is set deal by deal. When the deal supports 70% LTV, we can finance up to 100% of the purchase price, subject to underwriting.

How do I get a draw released? Submit a draw request with the property address, the amount and the work completed. We schedule the inspection around your project and release the funds.

Can I do a condo conversion with this loan? Yes. Converting an existing building into condos is one of the typical uses for this program. New ground-up condo projects go under our construction loans.
