I've been lending in Greater Boston for twenty-eight years. More than a billion dollars closed. Six market cycles. While I lent, I bought. Hundreds of millions in real estate across this city. Twenty-eight years on both sides of the table.

From the borrower's seat, the lender was usually the problem. I'd find a deal. Clock starts. Lender kills it. Too slow. Too rigid. I never forgot what it felt like to watch a deal die because the capital couldn't keep up. Every serious investor in this market has that story.
